Method of Sale

The property will be offered through a sealed bid process.

Bid Deadline

All initial sealed bids must be submitted by September 1, 2026, at 2 00 PM MST to the Representative's Attorney. The five 5 highest qualified bidders will then be invited to submit a second-round bid. The two 2 highest bidders from the second round will be given a final opportunity to submit a third and final bid, with the highest qualified bidder being selected as the successful purchaser.

Minimum Bid $3,125 per acre, or $500,000 total.

Earnest money

A certified cashier's check equal to ten percent 10 of the gross bid amount shall accompany all bids as earnest money.

Additional Terms The top five 5 qualified bidders will advance to the second round of bidding.

The top two 2 bidders from the second round will advance to the final bidding round.

All communication regarding the bidding process shall be conducted by email.

Bid opening will occur simultaneously at the Representative Attorney's office on September 1, 2026, at 2 00 PM Mst.

Interested bidders should contact the Representative's Attorney to obtain the required bid submission form.

Earnest money deposits from unsuccessful bidders will be returned within five 5 business days following completion of the bidding process.

Property Condition

The property is being sold As IS, Where IS, without warranty of any kind except as to title. Prospective bidders are responsible for conducting their own inspections and due diligence prior to submitting a bid. Property inspections may be coordinated through Hayden Outdoors.

Closing Terms

Closing shall occur within thirty 30 days following acceptance of the successful bid. Conveyance of title shall be by Warranty Deed. Seller shall provide a title commitment. Buyer shall be responsible for recording fees and transfer fees. All other closing costs shall be shared equally between Buyer and Seller.

Earnest money shall be applied toward the purchase price at closing. Real estate taxes and assessments shall be prorated to the date of closing. Possession shall be granted at closing.
